1. ORIGIN AND PROJECT MANAGEMENT

The proposed Santa Clara part of an invitation made by the I. Municipality of Juan Fernandez A Roof for Chile, which calls for the development of a housing for 10 families living on the island Robinson Crusoe. From this the Foundation assumes the management of the order, setting the general criteria of the process in terms of logistics, timing, trade agreements and social work - Institution of Real Estate Management and Social EGIS. In parallel, A ROOF FOR CHILE summons to the office of architects Oware to take charge of the development project.

2. PROGRAMMING

Because of their island, Robinson Crusoe has a very precarious development in various fields, including construction. This defines that both the raw materials as the professionals involved in the project must come from the mainland in one of the ships the navy sent once a month, and settle on the island for the duration of the construction tasks.

The condition of isolation, combined with the extreme climate of rain and winds this much of the year, mean that the criteria versus realities such as future expansions or square meters initially delivered to each family to be different to those applied in the continent. That’s why it has chosen to work a final and sealed envelope that contains all the useful square meters and an interior adaptable to the progressive changes of families.

3. ENVIRONMENT AND NATURAL TOPOGRAPHY

Working in a geographical context so far as the Juan Fernandez archipelago, located 670 km off the coast of the region of Valparaiso and that is only accessible in plane (2-3 hours) or by shipping (24-36 hours), raises a number of conditions that define the main operations of the project, including the need to work with logic and prefabrication of armed operations on land.

The site specific emplacement is a lot of 5.931m2, with an average slope of 30 degrees, located on the edge of the small urban area of the bay Cumberland. A difference of 96% of the surface of the island for a national park with flora and fauna endemic, the project area - which in administrative terms is subject to the same regulations for new development in the rest of the continent - no species most interest since it has been afforested mainly based on pine and eucalyptus. Notwithstanding the foregoing, it has been decided to work with a model whose impact on the ground is minimal. In developing this option was of vital importance working directly with the suppliers of materials and various construction systems present in the final proposal.

4. PREFABRICATION

Taking into account the above aspects, work with logic prefabrication was justified for several reasons:
A. Increase control of a project that could scarcely be supervised directly during implementation in the field.
B. Adjust the volume and weight of all the logical and time of shipping.
C. Having the largest number of jobs for dry field interventions will be as punctual as possible.
D. Smaller working time spot, in this way optimize the time that the island should happen in the team of professionals who traveled from the mainland.

5. MODEL OF HOUSE

Each of the 10 houses has a planned area of 63.7 m2 and is resolved in three ways levels with the aim of adapting the package to the existing topography. The areas of movement have been reduced to the maximum and instead have been handed over large areas of stored associated with areas of overlap of the floor slabs.

On the facade of double height windows have been incorporated in the flat to heaven, both in the first or third level, with the aim of capturing as much natural light as possible in being and facilitate the assembly and connection of the house Future areas with a terrace.

In material terms, each home has pine permeated point foundations, slabs of plywood, prefabricated panels by the company TecnoPanel, aluminum windows, roofing, prefabricated by the company Instapanel linings and outer steel microondulado manufactured by Hunter Douglas.

6. LOT

The solution to the condo for the empowerment of a public trail that connects continuous access to the site by the Anvil with Avenida Creek located on the west boundary of the site. Throughout this setting houses have been arranged in batches of 400 m2 and in groups of five houses, all oriented north searching for light and the view of the bay.

As post-construction of housing and the empowerment of basic services, strategies have been referred to landscape participative management based primarily on the relocation of rocks and logs in specific areas. They seek to consolidate the central area of common games, handle the slope and control erosion by water runoff from rain.
